Speaking with TradeFlock, Mayank shares about his vision and leadership style.

As a leader driving change in the real estate sector, what challenges are you tackling, and how are you overcoming them?

The real estate industry has remained largely unchanged for decades, with little innovation in the product itself. At Kreeva, we are challenging this status quo by transforming how services are delivered—focusing on transparency, trust, and strong governance. The biggest challenge has been establishing new standards in a sector often criticised for a lack of accountability. Over the past year, we’ve prioritised financial discipline and integrity, building a platform that instills trust with our customers. With a passionate and dedicated team, I’m confident Kreeva will set a new benchmark for the industry.

How do you balance luxury with accessibility in your projects?

At Kreeva, we specialise in luxury housing, focusing on exclusivity, thoughtful design, and superior quality that aligns with our clients’ aspirations. Luxury, for us, is more than opulence—it’s about creating an experience that meets high expectations. Balancing this with accessibility means recognising that within the luxury market, affordability remains relative. By maintaining operational efficiency and minimising unnecessary costs, we deliver high-quality products at competitive prices. In the future, I aim to explore social impact housing, creating projects that cater to underserved segments while upholding the same commitment to quality and trust.

What has given you sleepless nights, and how has that impacted you as a leader?

I strongly believe in the power of anxiety and restlessness. I’m naturally restless, and sleepless nights are a daily occurrence for me. After 10 PM, I find peace to reflect on abstract things—improving operations, creating an inclusive culture, delivering the right product at the right price, or finding the right professionals to join the team. This constant drive keeps me on my toes, pushing me to innovate and avoid complacency. I believe that once a leader feels satisfied, they risk becoming outdated, so I embrace restlessness as a motivator for growth.

What is one transaction that is closest to your heart?

One transaction that stands out was during my last stint, where I helped resolve a stalled project by one of the developers in Noida. Over 300 families had been stranded for seven years, with the project facing insolvency and being admitted to NCLT. We structured a solution by bringing in a new developer, securing funding, and aligning the interests of all parties. Within three months, work resumed, and the families were able to move forward with their homes. Though there wasn’t much profit, the impact on these families made it incredibly rewarding.

Can you highlight a tough decision you've made that transformed you as a leader?

The toughest decision was leaving a successful 13–14-year career to build Kreeva from scratch. It was a major leap of faith, but I believed the time was right. The idea of creating something impactful kept me motivated. Running a real estate business in India comes with daily challenges, and at times, you’re forced to choose between two tough options. But seeing the results of years of hard work—both mine and my team’s—gives me immense satisfaction, driving me and my team forward.

Where do you see yourself in the next five years, and how do you plan to transform the real estate sector?

In five years, I hope Kreeva will have established its niche in the market. We’re focused on being the best, not the biggest. My goal is to create an employee-centric organisation, addressing the gaps in corporate governance and employee focus that often hinder long-term growth in real estate. By providing the right autonomy and resources to our team, we can ensure customer satisfaction. Real estate isn’t rocket science—it’s about honesty, financial discipline, and prudence. Drawing from years of experience with 200+ clients, I aim to incorporate those learnings to drive lasting change.
