As the Vice President and Business Head of Quikr Realty, India, Amrish has harnessed over 24 years of diverse experience to drive significant advancements in the sector. Currently, he is awarded prestigious Projects from the Supreme Court of India, where the projects are managed by retired judges, followed by the High Court Committee, which is also managed by retired Judges, the Central Government—Recovery Department, the State Government—Recovery Department, NBFCs, Banks, and more. He has done more than 500+ Property Valuations and Disposal for the Governments and Individual Investors and Corporates. His career began in banking, where he excelled in client management and operational strategy, notably leading the Personal Loan Department and Credit Card Department. His growing interest in real estate prompted a bold transition, allowing him to apply his financial expertise to a field full of potential. Embracing the “Make in India” initiative, Amrish joined a leading NBFC Fully Owned Subsidiary, focusing on Residential, Corporate and Commercial real estate and later on the complex domain of nonperforming assets (NPAs). Amrish’s leadership shone during the management of a major national scam between 2016 and 2019. Handling over 2000 expressions of interest, his strategic acumen and resilience under pressure underscored his ability to achieve exceptional results. Known for his hands-on approach, Amrish delves into industry realities to solve problems and build strong client relationships. What key challenges have you faced in real estate, and how did you address them?

How do you transfer your knowledge in an often-unorganised industry?

I am a hands-on leader who values staying connected to ground realities. Having started from scratch, I understand the importance of direct involvement. To transition my knowledge effectively, I work closely with my team, tackling daily challenges together. By leading by example and demonstrating practical solutions, I ensure that my team is prepared to handle real-world issues. This approach fosters a culture of collaboration and problem-solving, turning obstacles into opportunities for growth and learning.

What strategies do you use to ensure performance and profitability?

To ensure performance and profitability, I focus on leveraging our core expertise rather than chasing broad profitability. By specialising in specific real estate niches where we excel, we provide superior value to clients and gain a competitive edge. This strategy involves identifying our strengths, refining skills, and continuously improving our offerings. By concentrating our efforts on areas of expertise, we naturally achieve profitability, enhance performance, and build a strong market reputation. This targeted approach allows us to allocate resources efficiently and achieve higher returns.

What is your proudest achievement?

My proudest achievement is retaining team members for five to six years. This lasting stability showcases our strong leadership and the creation of an environment where team members feel truly valued and inspired. Their continuous growth and success highlight our positive impact and the robust culture we’ve built. This long-term commitment ensures continuity, preserves vital knowledge, and strengthens our team’s collaborative spirit.

What are your biggest learnings from addressing challenges in real estate?

Combining insights from challenges faced and lessons from other sectors, my key realisation is the need for adaptation and innovation in the evolving real estate market. Transitioning from the process-driven banking sector, I recognised the value of systematic approaches in real estate, an often less structured field. Implementing standard operating procedures enhances efficiency and streamlines operations. Continuous learning and staying updated through online research, networking, and engaging with stakeholders are vital for timely strategy adjustments. Effective leadership now involves shifting from banking’s trust-based dynamics to demonstrating stability and potential in real estate, guiding investors to see the long-term value.

How do you strategize your budget?

Budgets positively impact the real estate sector, mainly through infrastructure development. Allocating funds for infrastructure projects opens growth opportunities in real estate by attracting investment and boosting property values. By understanding these dynamics, we can identify strategic investment opportunities and advise clients on optimal investment locations. Staying informed about government plans and budget allocations helps us align our strategies with market trends, enabling us to capitalise on emerging opportunities and drive growth effectively.

What weaknesses are you focusing on improving?

One key weakness I acknowledge is my reliance on established patterns that have worked well for the past 20 years. While successful, the evolving real estate market demands constant innovation. To address this, I am balancing proven strategies with flexibility for new approaches, fostering a culture of creativity within my team, and staying adaptable to maintain long-term success

My personal and professional goals are closely intertwined. Professionally, I aim to refine my leadership skills, tackle new challenges, and guide my team to higher achievements. On a personal level, I seek a balanced life, value time with family, and pursue my passions.
